MMCG Invest Launches MMCG Analytics: A National Commercial Real Estate Data Platform Built for Feasibility Studies and CRE Insight

MMCG Invest, LLC, a national commercial real estate feasibility study consultancy, has launched MMCG Analytics, a map-first CRE analytics platform with coverage of urban, suburban and rural markets across the United States. The platform was built to answer the question every lender-grade feasibility study must answer: what is actually on this site, around this site, and in this market, with a verifiable source behind every figure.

Why a feasibility study consultancy built its own data platform

MMCG Invest prepares independent, third-party feasibility studies for SBA 7(a), SBA 504, USDA Business and Industry, USDA REAP, USDA Community Facilities and conventional lending across more than thirty asset classes. Thousands of hours inside that work exposed a structural gap in the commercial real estate data landscape: official government sources and commercial data providers both concentrate their coverage where transaction volume is dense. The projects that most need a rigorous feasibility study, the rural travel center on an interstate exit, the small-market hotel, the RV park outside a county seat, the self storage facility in a town of eight thousand people, sit precisely where that coverage is thinnest.

A feasibility study is only as defensible as the market data behind it. When a study concludes an achievable rental rate, a stabilized occupancy, a development cost per square foot or an unmet demand gap, a lender's credit committee will interrogate the evidence. In secondary and rural markets, the honest answer from most data terminals is that the evidence is thin, modeled, or absent.

Beginning in 2022, MMCG started building the platform internally to close that gap for its own analysts: to cover the areas that had poor coverage from official sources and commercial providers, to automate work that previously meant reconciling records scattered across hundreds of unconnected county and federal databases, and to place a sourced, dated figure behind every number that reaches a credit file. MMCG Analytics is that internal system, now opened to the market.

What is MMCG Analytics

MMCG Analytics is the commercial real estate data platform built by MMCG Invest, LLC, a national feasibility study consultancy. It combines a nationally gathered data estate, covering parcels, buildings, CMBS operating statements, LIDAR terrain, soil, flood, wetlands, wind and environmental records, into one connected, map-first system for site selection, market analysis, suitability screening and underwriting support.

The platform is not a reseller interface over licensed feeds. It is built on data MMCG gathered, processed, keyed and verified itself, county by county and source by source, which is why it reaches markets that conventional CRE data products do not.

One of the largest owned CRE data estates in the United States

The estate behind the platform today includes:

More than 117 million parcels loaded nationally, with the gathering program still expanding state by state and county by county. Over 135 million building records and building attributes, assembled from county assessor rolls and federal structure inventories, covering characteristics such as year built, building area, construction class and use. Roughly 37,000 CMBS financial statements processed from public SEC filings, providing real, filed revenue and operating expense figures for existing commercial properties near any subject site. Satellite and LIDAR elevation measurement of the entire country through the USGS 3D Elevation Program. Soil survey data beneath each parcel from the USDA SSURGO database, including hydrologic group, drainage class, flooding frequency and farmland classification. A proprietary wind screening layer built from public storm records. Official FEMA flood zone coverage and federal wetlands mapping from the U.S. Fish and Wildlife Service, nationwide. Federal environmental records for screening contamination, cleanup sites and storage tank exposure. Traffic counts, demographics, consumer spending and business place data completing the site context.

Every layer in the system carries its source and its effective date. That is not a design preference. It is the standard that allows a figure to move from a map into a feasibility study and survive a lender's file review, an SBA audit or a USDA state office examination.

A three-dimensional country, priced for development

MMCG Analytics is built in three dimensions. Nationwide LIDAR terrain measurement, at a quality sufficient to inform development cost analysis, is combined with the soil profile under each parcel to assess excavation conditions and foundation engineering questions before any consultant is engaged.

Each parcel in the system is exportable in 3D, for risk planning, preliminary site layout and evaluation of whether a site can physically and economically carry its proposed use. An analyst can see the slope a grading plan will fight, the clay loam a foundation will sit in, and the flood fringe a site plan must avoid, in one view.

For feasibility work, this collapses a step that traditionally required separate surveys, separate consultants and weeks of turnaround into a screening that happens before the first site visit. It also changes the economics of early-stage due diligence: a developer can eliminate a physically unsuitable site in minutes rather than discovering the problem in a geotechnical report months later.

A connected system built for feasibility analysis

What distinguishes the platform is not the volume of data but the way the data is connected. MMCG did not simply gather layers and stack them on a map. It engineered a system that joins the layers the way commercial real estate actually works: parcel to building, building to use and occupancy, location to traffic and access, market to operating performance, hazard to underwriting consequence. Every connection is made through strictly sourced analytical data.

That architecture serves two purposes. First, it allows the system to run advanced analysis across the gathered data rather than displaying isolated facts. Second, it supports reliable, strictly sourced report generation in seconds rather than days, because every figure the system writes already knows where it came from.

The connected design was developed for suitability analysis and site selection. Any parcel, location or unit can be benchmarked against the parameters that decide feasibility: consumer spending, demographics, annual average daily traffic, vacancy, rental rates, visitation, in unlimited combinations of factors an underwriter, investor or developer chooses to weight. The same engine that ranks a hundred candidate sites for a car wash operator supports the market section of a feasibility study for the site that wins.

CMBS operating benchmarks: real revenue and expenses near any site

One dataset deserves particular attention, because almost no feasibility study in the market today uses it. Commercial mortgage-backed securities issuers file property-level financial statements with the SEC: actual revenue, actual operating expenses, actual net operating income for existing hotels, self storage facilities, retail centers, multifamily properties, office and industrial assets.

MMCG processed these filings into an intuitive panel on the map. Select a subject site and the platform surfaces the filed financial statements of comparable properties nearby: their revenue, their expense loads, their NOI, with the filing period stated. For underwriting and appraisal work, this means expense ratios calibrated to real, audited-grade filings from the subject's own competitive area rather than national averages from a survey. For a loan committee, it means a projection that can be tested against what nearby properties actually reported to the SEC.

Built for the individuals or institutions who sign credit decisions

The platform is designed for commercial real estate professionals across the credit chain: lenders and Certified Development Companies, from loan underwriters to loan officers to loan committees, as well as environmental specialists, appraisers, brokers, investors and developers.

The workflows align with SBA SOP 50 10 8 and SOP 50 10 8.1 and with USDA regulations under 7 CFR Part 5001, the frameworks that govern when a feasibility study is required, who may prepare it, and what it must demonstrate. In practical terms, the platform carries a site from first screen to credit decision:

Parcels, zoning context and building attributes. Site context including traffic counts and water and sewer access. Market data including demographics, consumer spending, vacancy and rates. Location risk including FEMA flood zones, wetlands, wind exposure and environmental records, with their interpretation into underwriting consequences. Operating calibration through the CMBS financial statement panel. USDA Business and Industry eligibility coverage, mapped. SBA lending analytics built from the SBA's own loan-level public data, showing how loan programs have actually performed by industry and geography.

MMCG Analytics supports underwriting and appraisal workflows. MMCG is a feasibility study consultancy and analytics provider, not an underwriter, and the credit decision always remains with the lender.

Coverage where feasibility studies are actually needed

SBA and USDA lending reaches Main Street and rural America by design. USDA Business and Industry loans are restricted to rural areas by statute. SBA 504 and 7(a) projects concentrate in secondary markets, small metros and towns where owner-operators build hotels, car washes, gas stations, RV parks, storage facilities and childcare centers.

These are exactly the geographies where conventional CRE data products are weakest, because commercial data economics reward covering Manhattan, not Mantua, Ohio. MMCG built national coverage precisely so that a project in a rural county receives the same evidentiary standard as one in a major metro. A feasibility study for a travel center on I-35 in Gainesville, Texas deserves the same data infrastructure as a study for a high-rise in Dallas, and with this platform it gets one.

What this means for MMCG feasibility studies

Every feasibility study MMCG Invest delivers now runs on this estate. When a study concludes a rental rate, an occupancy level, a development cost or a market gap, the figure traces to a national dataset MMCG gathered, processed and verified itself, not to a screenshot from a third-party terminal.

For lenders, that means a feasibility study whose evidence can be interrogated: every table carries a source line, every market figure carries an effective date, and the underlying data can be inspected on the platform itself. For borrowers, it means a study built on the same data infrastructure their lender's committee can see with their own eyes. For both, it means faster turnaround, because the data gathering that once consumed the first weeks of an engagement now happens in seconds.

This is the difference between a consultancy that buys data and a consultancy that owns its data. MMCG Invest is, to our knowledge, the only national feasibility study firm operating on a proprietary data estate of this scale.

Asset classes covered

The platform and the studies it supports span the asset classes that dominate SBA and USDA lending: limited-service and full-service hotels, RV parks and campgrounds, self storage and RV storage, express and full-service car washes, gas stations and travel centers, flex and small-bay industrial, daycare and early education centers, assisted living and senior care, medical and dental facilities, restaurants and franchises, multifamily, mixed-use and special-purpose properties, along with agricultural processing and energy projects under USDA programs.

Frequently asked questions

What is MMCG Analytics?

MMCG Analytics is the commercial real estate data platform built by MMCG Invest, LLC, a national feasibility study consultancy. It combines a nationally gathered data estate, parcels, buildings, CMBS operating statements, LIDAR terrain, soil, flood, wetlands, wind and environmental records, into one connected, map-first system for site selection, suitability analysis and underwriting support.

Who is MMCG Analytics built for?

Lenders, Certified Development Companies, loan underwriters, loan officers and loan committees, along with appraisers, environmental specialists, brokers, investors and developers. Workflows align with SBA SOP 50 10 8 and 8.1 and USDA 7 CFR Part 5001.

Is there a free version of MMCG Analytics?

Yes. A free, no-signup version is available at app.mmcganalytics.com. It includes the national map with parcels, flood zones, wetlands, wind, soil, terrain, demographics and 3D buildings, sufficient for initial due diligence. Premium unlocks the full parcel record, CMBS financial statement panels, exports and the complete market section.

How does MMCG Analytics relate to MMCG's feasibility studies?

It is the data infrastructure underneath them. Every MMCG feasibility study for SBA, USDA and conventional loans is prepared on the same estate the platform serves, so every market figure in a study carries a source, a date and a method a lender can verify.

What data does the platform include?

More than 117 million parcels, over 135 million building records, roughly 37,000 CMBS financial statements, LIDAR terrain for the entire country, soil profiles under each parcel, FEMA flood zones, federal wetlands, a proprietary wind screening layer, environmental records, traffic counts, demographics and consumer spending, all with stated sources and effective dates.

Why does data coverage matter for an SBA or USDA feasibility study?

SBA and USDA projects are frequently located in secondary and rural markets where commercial data providers have thin or no coverage. A feasibility study is only as defensible as the data behind it. MMCG built national coverage precisely so that a project in a rural county receives the same evidentiary standard as one in a major metro.

What are CMBS financial statements and why do they matter?

CMBS issuers file property-level financial statements with the SEC: real revenue, operating expenses and net operating income for existing commercial properties. The platform surfaces these filings for comparable properties near any subject site, so revenue and expense projections in a study or an appraisal can be calibrated against what nearby properties actually reported, rather than against national survey averages.

Can the platform be used for site selection before a feasibility study?

Yes. The suitability engine benchmarks any parcel or location against unlimited combinations of factors, consumer spending, demographics, traffic, vacancy, rates, hazards, so an investor or developer can rank candidate sites and eliminate unsuitable ones before commissioning a study.

Does MMCG Analytics replace a feasibility study?

No. The platform provides the data and screening; a lender-grade feasibility study remains an independent, comprehensive analysis prepared under SBA SOP 50 10 and USDA 7 CFR Part 5001 standards. The platform makes that study faster to prepare and easier to verify.
