The Firm

MMCG Invest was founded in 2021 by Michal Mohelsky, J.D., FMVA, and Vit Navratil, MSc., who previously held senior positions at a national feasibility consultancy and together bring more than two decades of feasibility study practice. We built the firm to deliver the discipline of an established practice with the analytical infrastructure of a data company: every conclusion traceable to its source, every model reviewed by the principal, every study structured to the program under which it will be underwritten.

MMCG integrates market research, financial modeling, legal analysis, architectural review and data engineering into a single practice. Each study is engineered to be bankable before it reaches a credit committee.

MMCG Invest built and operates MMCG Analytics, the data platform behind its studies.

Our History

2021. MMCG Invest is founded in San Francisco as a national feasibility study consultancy and introduces a written acceptance guarantee on every study it issues.

2022. MMCG begins development of MMCG Analytics, a proprietary commercial real estate data platform that now underpins the market, demographic, environmental and cost analysis in every study.

2024. MMCG publishes its free national wind and seismic hazard screening tools, connecting hazard databases that had been fragmented across separate federal portals into a single site-level view. The tools are open to the public and are used by more than 3,000 commercial real estate, lending, insurance and other property professionals every month. The same year, Innowave Studio joins the practice, adding in-house architectural capability for site planning, cost estimating and 3D visualization, so that project cost, market and financial feasibility are analyzed by one team.

2026. MMCG publishes its practitioner guidance on SBA SOP 50 10 8.1 (effective October 1, 2026) and on the USDA OneRD feasibility requirements of 7 CFR Part 5001, and opens public access to MMCG Analytics at app.mmcganalytics.com. From January 1 to September 1, 2026, the practice analyzes $2.3 billion in construction cost and $1.7 billion in loan amount.

Independence and Standards

MMCG holds no ownership, development, construction, brokerage, operating or financing interest in any project we evaluate. Our fees are fixed at engagement and are not contingent on the study's conclusions or on loan approval. Our duty is to the accuracy of the analysis relied upon by the lender, the agency and the borrower alike.

Studies are prepared under USPAP discipline and structured to the requirements of the program under which the loan will be underwritten:

  • SBA 7(a) and 504. Structured to the feasibility study provisions of SBA SOP 50 10 8 and SOP 50 10 8.1.
  • USDA OneRD. Structured to 7 CFR Part 5001 and its feasibility study requirements for Business and Industry, REAP and Community Facilities financing.
  • Conventional. Structured to the credit policy of the engaging lender.

Every study is reviewed by the firm's principal before delivery, with no intermediary between the analyst who built the model and the client who receives it.

The Acceptance Guarantee

When MMCG was founded, we introduced a written standard: a contractual guarantee that our study will be accepted by the lender and the program for which it was commissioned.

We put it in writing because, for us, acceptance is not a gamble. It is the baseline. A feasibility study exists to be relied upon by a credit committee, an SBA lender or CDC, or a USDA state office, and a study that does not meet that standard has not done its job. Our studies are structured to the governing program requirements from the first page, verified at the source, and reviewed by the firm's principal before delivery, so that acceptance is the expected outcome rather than a hope.

If a lender or agency requires revisions for the study to be accepted, we make them at no additional cost. That is what standing behind our work means.

Founder and Principal

Michal Mohelsky is the founder and principal of MMCG Invest. From January 1 to September 1, 2026, feasibility studies under his direction covered $2.3 billion in construction cost across more than 30 commercial real estate asset classes, for national lenders, SBA Certified Development Companies, USDA-guaranteed lenders, government agencies and private developers. He is the author of MMCG's published work on SBA SOP 50 10 8.1 and the USDA OneRD framework under 7 CFR Part 5001, and MMCG research authored under his direction has been cited by Forbes, The Washington Post, The Independent and Commercial Observer. He holds a Juris Doctor from Charles University Faculty of Law and is a certified Financial Modeling and Valuation Analyst.

What We Hold

A feasibility study is only as good as the data under it. MMCG holds, in-house, both the licensed commercial datasets institutional lenders rely on and a proprietary national data estate of the public record, so that every study is built on primary evidence rather than on public extracts or secondhand summaries.

Licensed data. A CoStar contract for commercial property, comparable and market data; a Moody's contract for CRE market analytics and forecasts; an IBISWorld license for industry research and benchmarks; STDB access licensed through the Appraisal Institute; licensed mobile location data for observed visitation and trade-area behavior; full Esri data access for demographics, consumer spending and business data; and commercial high-resolution satellite imagery for site-level analysis.

Proprietary data estate (MMCG Analytics). More than 300 million spatial and statistical records gathered from county, state and federal publishers and keyed onto a single national parcel spine: 132 million parcels; 135 million buildings with year built, area, stories and use where recorded; a national 10-meter elevation model; parcel-level soil; EPA and state environmental records for Phase I style screening; FEMA flood zones and 37 million wetland features; proprietary wind and seismic screening; demographics for all 3,222 counties; 10.6 million traffic counts; 1.03 million SBA loan performance records; 4.9 million CMBS operating records; and business places by NAICS for competitive supply.

We pay for this data because it is the difference between a projection a credit committee can test and one it must take on faith.

MMCG Analytics data

Research and Analytical Tools

Where the industry works from government data fragmented across PDF bulletins and legacy federal mapping portals, we build the infrastructure ourselves. MMCG has developed and published openly a suite of analytical tools: the wind and seismic hazard screening maps, a USDA program eligibility and demographic map, a FEMA flood zone and wetlands interface consolidating three federal agencies into a single view, a national oil infrastructure map tracking 97 refineries through live EIA feeds, and SBA/USDA and USDA B&I loan calculators. We publish them because transparent access to quality data produces better lending decisions.
